SECTION II: OBJECT OF THE CONTRACT

II.1) DESCRIPTION
II.1.1) Title attributed to the contract by the contracting authority:
Construction of new District Museum at Tower Street, Chichester.

II.1.5) Short description of the contract or purchase(s):
Construction of a new museum to designs by Keith Williams Architects, to undertake the role of principal contractor. The building has piled foundations with reinforced concrete walls, floor slabs and roof slabs. Externally the building is part clad in reconstructed stone such as Techcrete and part rendered. The principal contractor will be responsible for all construction and building fit-out works to practical completion but the exhibition fit-out will be separately procured. The building is designed to complement the town-centre site and the archaeological remains that construction must take place around prior to them being excavated in situ to form a permanent display.
It is anticipated that the appointment will be on the basis of the JCT 2005 Standard Building Contract with Quantities, revision 1 2007 together with a schedule of amendments.
The anticipated start date of the works is winter 2009/2010 and the estimated time scope for completion of the works is in the region of 12 months.

II.2) QUANTITY OR SCOPE OF THE CONTRACT
II.2.1) Total quantity or scope:
The building is designed to provide at least a 60 year life and to be as sustainable as can be achieved within the programme and the budget - for instance a biomass boiler is to be included. At design stage the building has been assessed as BREEAM "Very Good". The building will provide new galleries, public facilities, collections storage, learning and research facilities.
Works are to include:
— Construction of new access road to site for contractor's and neighbour's use and for occupation of site after completion,
— Preparation of site for construction works and site compound on adjacent area (also owned by employer and given into contractor's occupation),
— Construction of building to drawings and specifications provided with tender package and with elements of contractor design,
— Fit-out of building to drawings and specifications supplied in tender papers,
— Final completion of building and hand-over to client with snagging and defects period as identified in tender papers.
Estimated value excluding VAT:
Range: between 3 500 000 and 4 500 000 GBP.
