Further information will be supplied to those parties who are invited to tender.
The project will be procured through a single stage Design and Build route and will comprise 2 buildings totalling approximately 135 000 sq ft (Net Internal Area) of office accommodation including Category B fit out, 12 000 sq ft of retail accommodation, external pedestrian area, landscaping and road infrastructure. The building will be a high quality sustainable building, and must achieve a BREEAM 2008 for Offices "Excellent" rating. The target construction start date is December 2009 and target completion date is August 2011.
The estimated value of the works (Category A only) is circa 22 000 000 GBP. The Category B works will be circa 4 000 000 GBP, although no estimate is currently available.
Planning permission for the scheme was granted in April 2009. The Category A tender information for the design and build works will be produced from June 2009 through to the envisaged tender date of September 2009. Category B fit out information will be developed from June 2009 through to tender in September 2009.
The Structural/Civil Engineer and Architect will be novated to the successful design and build Contractor at the award of the Building Contract.
