Short description of the contract or purchase(s):
The main provision of this requirement is a responsive repairs maintenance service for domestic and some communal areas within a social housing setting in the London area. The provision shall also include a repairs and maintenance service to 'Void' properties, an Environmental Health Order and Legal Disrepair repairs service, gas in Voids (repairs and inspection), repairs to playground equipment, repairs to sheltered & supported housing, repairs to office accommodation and training and community facilities, and some minor and major building fabric repairs. An aids and adaptations installation and repairs service may also be required. The scope of the contract may or may not include Peabody’s leaseholder only estates and its commercial properties. An emergency 'out of hours' responsive repairs service will be required.

Each lot will comprise a defined geographical area. The Authority envisages that a single contractor will operate in each geographical area. An exception may be made for the repairs service to sheltered and supported housing where the Authority may decide at its sole discretion to appoint one contractor to undertake these works across all three geographical areas.
The appointed contractors will be required to cooperate with the Authority in the development of its end-to-end process including an integrated IT solution to underpin service delivery.
It is intended that the contracts will run for an initial term of five years extendable at the Authority's sole discretion up to a maximum of five years.
It is envisaged that the Transfer of Undertakings (Protection of Employment) Regulations 2006 (TUPE) are likely to apply.
The pricing mechanism will be underpinned by a schedule of rates, but it is envisaged that the contract will operate under a fixed fee arrangement subject to the Authority being satisfied as to value for money. The fixed fee arrangement will either commence at the outset of the contract, or the pricing mechanism may evolve to a fixed fee arrangement during the life of the contract, again subject to the Authority being satisfied as to value for money.
