Provision of Repairs, Maintenance, Cyclical and Improvement works with Annual expenditure estimated to be up to 67 000 000 GB Pounds (excluding VAT) based on current organisation size however this may vary due to repairs volume and / or organisation changes included but not limited to expansion, growth, merger etc.
Estimated value excluding VAT:
Range: between 50 000 000 and 67 000 000 GBP.

Description of these options: Initial contract period of 120 months with an option to extend by recurring 12 month extensions on an annual basis subject to satisfactory annual performance reviews commencing in Month 96 of the contract.

1) SHORT DESCRIPTION:
Repairs and Maintenance Partnering Services to deliver and manage services including: - Responsive Repairs, Maintenance, Voids, Gas & other M&E Servicing and replacements, pest control, tree management, grounds and estates management , asbestos management, surveying services, design and architect services.

LOT NO 002 TITLE: Cyclical Works
1) SHORT DESCRIPTION:
Cyclical maintenance works consisting of external redecoration and internal redecoration of communal areas. Works to include associated pre-decoration repairs and electrical and fire proofing works to communal areas. Works also to include window and roof repairs and replacement.
External redecoration consist of redecoration of all previously painted surfaces and redecoration of all external joinery, garden sheds, garages, fences, gates, handrails and railings whether previously decorated or otherwise.
Cyclical works may also involve general building repairs, maintenance and associated services as they are required to support the contracting body.

LOT NO 003 TITLE: Home Improvements and Decent Homes
1) SHORT DESCRIPTION:
Home Improvements and Decent Homes works to properties identified as requiring these improvements. The scope of these works is largely internal improvements including but not limited to renewals and or replacement of kitchens, bathrooms, gas appliances, electrical installations, windows and other building elements identified as requiring improvement. Scope also includes associated necessary replacements or repairs to building fabric or shell elements including roofs etc. as identified within the works program. Additional services further associated with these works will include pest control, tree management, grounds and estates management , asbestos management, surveying services, design and architect services; again in support of the works program.

The Contracting Authority, Family Mosaic is one of the largest housing groups in the UK, providing homes and housing services to around 45000 people in 20000 plus homes across London and the Home Counties. Family Mosaic offers a diverse range of housing and support related services including; general needs housing, sheltered housing, housing with extra support, a temporary housing department, leasehold management and a tenant support service. Family Mosaic also have two main subsidiaries; Old Oak and Charlton Triangle Homes. Family Mosaic intend to create a number of partnering based forms of contract through a process of Competitive Dialogue, to support the continuous maintenance, investment and related activities associated with a large and diverse housing stock the following services will be included:
General repairs and maintenance. Responsive repairs – 24 hour, 365 day a year service. Gas Installation, service and maintenance. Environmental improvements. Condition based maintenance programme. Maintenance of electrical and mechanical services. Licensed asbestos survey and removal. Aids and Adaptations. Joinery works/PVC. Plumbing and Drainage. Plastering. Decorations. Voids management and Survey. Management of Defects. Passenger Lifts and Stair lifts. Security arrangements (Inc Communal Access). Fencing. Roofs. Digital TV/ TV Aerial system installations and maintenance. Commercial heating Grounds maintenance. Voids, Gas & other M&E Servicing and replacements. Pest control. Tree management. Grounds and estates management. Asbestos management. Surveying services. Design and architect services.
Decent Homes refurbishment and improvements involving replacement kitchens, bathrooms, rewires, heating installations and other works associated wtih these improvements.
Cyclical decoration, fabric and building infrastructure renewal works.
The contracting authority reserves the right to cancel the OJEU/tender process and not to award the contract at any stage and does not accept any liability for any costs incurred in tendering.
