Title: Unterhaltsreinigung
Description: Das Objekt, für das in diesem Los die Unterhaltsreinigung ausgeschrieben wird, ist ein durch den AG genutztes Gebäude in Düsseldorf: AOK Haus Düsseldorf, Steinstr. 5; ca. 3.260 m2 Bodenfläche - 3.OG und 4.OG welches nach dem Prinzip der "neuen Arbeitswelten" gestaltet worden ist. In dem hier ausgeschriebenen Objekt befinden sich die Geschäftsstelle mit den Servicebereichen für die Kunden, Büro-Arbeitsplätze im Backoffice-Bereich, das Mundhygienezentrum, das U-Boot und das Zahnzentrum der AOK Rheinland/Hamburg. Die Arbeitsplätze im Backoffice-Bereich sind den Mitarbeitern nicht fest zugeordnet und werden nach täglichem Arbeitsende nach dem "clean desk" Prinzip verlassen, d.h. es werden keine persönlichen oder sonstigen Gegenstände, die nicht zur Grundausstattung eines jeden Arbeitsplatzes gehören, hinterlassen. Da bei dem AG weitestgehend digital gearbeitet wird, stehen keine weiteren Gegenstände (z.B. Rollcontainer / Mülleimer) an den Büro-Arbeitsplätzen oder unter den Schreibtischen. Das Objekt wird täglich - Montag bis Freitag - von Besuchern, Besuchergruppen, Kunden und Patienten frequentiert. Bei der Flächenberechnung für dieses Objekt wurde lediglich die reine Grundfläche zu Grunde gelegt. Hinzu kommen noch die Oberflächen von Schreibtischen, Schränken, Küchen etc. Dies für das Angebot realistisch einzukalkulieren, ist Aufgabe der anbietenden Firmen. Input bekommen diese anhand von beigefügten Objektplänen, der darin enthaltenen Darstellung der Örtlichkeiten und der Arbeitsplätze (Anlage 12); einer Schilderung der Ausstattung der Arbeitsplätze und der Büros (Anlage 01a), durch das Raumverzeichnis/Raumbuch (Anlage 02) und durch die Objektbesichtigung. Besonderheiten in Bezug auf die Aufgaben des AN für die Unterhaltsreinigung (Los 1) sind die im Rahmen der Vertragslaufzeit vorgesehenen Sonderreinigungen (2 x im Jahr; in Folge reguläre Sonderreinigung genannt). Das Auftragsvolumen der Sonderreinigungen beträgt ca. 5 % vom Netto-Jahresauftragsvolumen pro Reinigung. Die regulären Sonderreinigungen werden vom AG gesondert beauftragt (siehe Punkt 4a, Besondere Leistungsanforderungen). Der Umfang der Ausschreibung für die Unterhaltsreinigung beträgt insgesamt ca. 695.000,00 m2 Reinigungs-Grundfläche pro Jahr in dem AOK-Haus an dem Standort Düsseldorf Steinstraße und hat nach valider Schätzung des AG ein Volumen von ca. 145.000,00 Euro netto im Jahr. Daraus ergibt sich ein Netto-Gesamtvolumen von ca. 777.000,00 EUR für die Vertragslaufzeit von vier Jahren, inklusive aller möglichen (geschätzten) Preissteigerungen. Für die Glasreinigung beträgt der Umfang der Ausschreibung insgesamt ca. 2.210 m2 Glas-Reinigungsfläche pro Jahr in dem AOK-Haus Düsseldorf Steinstraße und hat nach valider Schätzung des AG ein Volumen von ca. 3.535 Euro netto im Jahr. Daraus ergibt sich ein Netto-Gesamtvolumen von ca. 19.000 Euro für die Vertragslaufzeit von vier Jahren, inklusive aller möglichen (geschätzten) Preissteigerungen.
