Description: De eerste doelstelling voor de ontwerpstudies onder Percelen 3 en 4 bestaat erin de energiebehoefte, de broeikasgasuitstoot en de exploitatiekost van de installatie maximaal te beperken, rekening houdend met de technische, functionele en budgettaire randvoorwaarden van de Deelopdracht. Tot en met Stap 1b – Haalbaarheidsstudie wordt minstens één technisch haalbaar scenario onderzocht dat maximaal inzet op hernieuwbare energie, fossielvrije warmteopwekking en een aantoonbare vermindering van de CO₂-uitstoot ten opzichte van de referentiesituatie. Bij het ontwerp mag eveneens comfort niet uit het oog verloren worden. Voor zover dit het onderwerp is van de studie en dus afhankelijk van de vraag van de Opdrachtgever, dient het hele kalenderjaar voldoende verwarming, koeling, ventilatie, sanitair warm water, … voorzien te kunnen worden, volgens de noden van de Opdrachtgever en de invulling van het gebouw, op heden of, op aangeven van de Opdrachtgever, in de toekomst (bijvoorbeeld bij een bestemmingswijziging).

Title: Ontwerpstudie Verlichting – zone West
Description: Bij het opstellen van een ontwerpstudie verlichting gaat de kwaliteit van het lichtplan steeds voorop en dit in functie van de gezondheid, productiviteit en algemeen welzijn van de gebruikers. Aansluitend wordt er gekeken naar performante toestellen en/of een performante sturing in functie van een zo energie-efficiënt mogelijke installatie. Waar mogelijk zal uitgegaan worden van een 1-op-1-vervanging. Waar dit niet mogelijk blijkt, zal de Opdrachtnemer alle kosten die hieruit vloeien zo goed mogelijk in kaart brengen.

Title: Ontwerpstudie Totaalrenovatie – zone West
Description: Een Totaalrenovatie verenigt meerdere disciplines uit de andere Percelen (gebouwschil P1-2, HVAC P3-4, verlichting P5-6, en hernieuwbare energie P7) in één coherent project. Hiervoor zal de Opdrachtnemer zich vergewissen in het bezit te zijn van alle nodige expertise in deze domeinen en is hij in staat de coördinatie van deze verschillende expertises op zich te nemen zodat alle partijen eenvoudig met elkaar samenwerken teneinde een vlot verloop van het project te beogen. Afhankelijk van de gecombineerde Percelen zullen de technische bepalingen en ontwerprichtlijnen van de betreffende Percelen gelden. Een Ontwerpstudie Totaalrenovatie is niet louter de som van verschillende Percelen, maar een holistische benadering van verschillende disciplines waardoor een nieuwe dimensie aan de vraag kan gegeven worden. De combinatie van de verschillende scenario’s laat toe om geen som van maatregelen te creëren maar een volledig samenhangend geheel, dat verder gaat dan zuiver energetische verbeteringen en dat het gebouw en het gebruik ervan in al haar facetten onderzoekt.

Title: Ontwerpstudie Totaalrenovatie – zone Oost
Description: Een Totaalrenovatie verenigt meerdere disciplines uit de andere Percelen (gebouwschil P1-2, HVAC P3-4, verlichting P5-6, en hernieuwbare energie P7) in één coherent project. Hiervoor zal de Opdrachtnemer zich vergewissen in het bezit te zijn van alle nodige expertise in deze domeinen en is hij in staat de coördinatie van deze verschillende expertises op zich te nemen zodat alle partijen eenvoudig met elkaar samenwerken teneinde een vlot verloop van het project te beogen. Afhankelijk van de gecombineerde Percelen zullen de technische bepalingen en ontwerprichtlijnen van de betreffende Percelen gelden. Een Ontwerpstudie Totaalrenovatie is niet louter de som van verschillende Percelen, maar een holistische benadering van verschillende disciplines waardoor een nieuwe dimensie aan de vraag kan gegeven worden. De combinatie van de verschillende scenario’s laat toe om geen som van maatregelen te creëren maar een volledig samenhangend geheel, dat verder gaat dan zuiver energetische verbeteringen en dat het gebouw en het gebruik ervan in al haar facetten onderzoekt.
