Irvine Housing Association requires to procure a Developer/Contractor as a partner to deliver Phase One of the construction process.
The design layout for Phase One (86 units) should take into account that the remainder of the site will be developed at a later date. Irvine Housing Association has separately procured an Employer's Agent.
The Developer/Contractor will appoint the Principal Designer Services and include all costs within the tender sum.
Section III: Legal, economic, financial and technical information
Q4B.1.1 & Q4B.1.2 — Bidders will be required to have an average yearly turnover of 20 000 000 GBP for the past 3 years
Q4B.4 Bidders will required to state the value for the Current ratio. The Current ratio should be equal to or greater than 1:1. Bidders will required to state the value for the Gearing ratio. The Gearing ratio should be less than 50 %
Q4B.5.1 Please confirm whether you already have, or can commit to obtain, prior to the commencement of the contract, appropriate levels of insurance for this contract. Bidders that do not already have, or cannot commit to obtain insurances, may be excluded from further participation in this procurement exercise.
Employer's (Compulsory) Liability insurance — 10 000 000 GBP
Public Liability Insurance — 5 000 000 GBP
Professional Indemnity Insurance — 5 000 000 GBP.
Q4C.1. — Bidders will be required to provide 2 examples that they have the relevant experience to deliver the services/supplies as described in Part II.2.4 of the OJEU Contract Notice or the relevant section of the Site Notice. These will be evaluated on a Pass/Fail basis. Pass equals providing 2 examples detailing relevant experience to deliver the service. Fail equals failure to provide 2 examples detailing examples detailing relevant experience to deliver the service. Bidders can submit examples in a separate document to allow room to provide details of the service provided. Please do not upload general marketing information or supplementary reports that have not been requested.
Bidders must be experienced in and demonstrate all of the following criteria to gain a pass:-
1. Low rise residential timber kit construction.
2. Affordable housing for rent.
3. Relevant scale (60-90 units).
4. Community Engagement.
5. Co-operation with residential neighbours.
6. Traffic management in residential areas.
7. Delivery community benefit.
