Provision of Roofing Replacement, Wall Ties and Re-pointing.
Torus 62 Ltd, for and on behalf of Helena Partnerships and Golden Gates Housing Trust, is seeking to appoint a contractor to carry out roof replacements, the renewal of wall ties and repointing. Works will predominantly be completed in the boroughs of St. Helens and Warrington, with potential for expansion within the North West. The contract length will be for 24 months with the option to extend for a further 24 months subject to performance.

On 1.4.2015, Golden Gates Housing Trust (GGHT) and Helena Partnerships (HP) entered into a Group Structure to form the Torus Group (the Authority).

Torus Group seeks to procure a suitably qualified single supply chain partner to enter into a collaborative contract encompassing Re-Roofing, Re-Pointing and Wall Tie Replacement with an estimated minimum of 600 properties per year across the boroughs of St Helens and Warrington. Works to include the re-pointing of brickwork, renewal of wall ties, pike rebuilds, lintel/render repairs and replacement of spalled brickwork to ensure that Torus continues to maintain the standard of its properties across its portfolio.
This will be across a mixture of tenures and roof types. Typical buildings will be 2, 3 and 4 bedroom semi-detached and terrace houses with some flat blocks predominantly across the St Helens and Warrington areas. These will in turn incorporate a mixture of predominantly gable and hip roof architypes in tiles with some slate.
The initial contract duration is two years from 1.4.2018 with an option to extend for a further 2 years subject to satisfactory performance, until 31.3.2022.
The successful tenderer will allow for additional properties to be added, as new developments or acquisitions are made by Torus and subsequently the removal of assets which may be disposed of.

Tenderers are required to meet these requirements in order to be suitable for this contract:
— Current member of Competent Roofer Scheme or willing to become a member for contract start.
— Current member of a recognised SSIP Scheme or willing to become a member for contract start.
— Main contractor minimum 6 000 000 GBP annual turnover to mitigate capacity risk.
— Main contractor Public Liability Insurance required level of cover is not less than 10 000 000 GBP.
