Leeds Housing Responsive Repairs, Voids and Cyclical Maintenance Services (West)
The service involves responsive repairs, void turnarounds and cyclical maintenance activity to the client’s housing property estate.
This includes occupied domestic properties, communal areas, extra care facilities, external works, garages and the provision of all other maintenance activity required within the boundary of individual properties.
The service shall be delivered across the West of the Client’s administrative area.
The contractor should note that the specific properties may fluctuate during the life of the contract due to ‘right to buy’ and ‘Council Housing Growth’.
The service shall be delivered across the West of the Client’s administrative area, including; Guiseley, Rawdon, Otley and Yeadon, Adel and Wharfedale, Horsforth, Weetwood, Kirkstall, Calverley, Farsley, Bramley, Stanningley, Headingly, Hyde Park, Pudsey, Armley, Little London, Woodhouse, Farnley, Wortley.
Demand for the services included in this contract is driven by non-planned maintenance work. Factors influencing levels of demand include: tenant behaviour, age of housing stock and quality of previous maintenance. There may also be increase in demand due to inclement weather. It is essential that responsive maintenance is carried out to a high standard to ensure the long term viability of a property.
The data below relates to the West of the city. The value of this contract will be in the region of circa GBP 14 m per annum, with an estimated:
• GBP 6 636 916 m on responsive repairs;
• GBP 6 332 688 m on voids;
• GBP 883 875 on cyclical service and maintenance works.
Applicants must pass all qualifying criteria outlined within the PAS91 documentation in order to be considered further.
Applicants must score a minimum of 50 % on the marked section in addition to criteria specific minimum thresholds, to be considered for short listing to the tender stage.
The 7 highest ranking suppliers will be shortlisted to tender stage.
