The Sands Water Park is the next phase of a much larger comprehensive re-development of the North Bay at Scarborough which already includes The Sands Apart-Hotel, Beach Huts, Tourist Attractions and the Outdoor Amphitheater and which shall now be followed by further attractions and also the Forest Lodges and the Holiday Homes Village.
Benchmark Leisure has been working very closely with Scarborough Borough Council for a number of years on this comprehensive development and this phase was consented under planning consent 11/01844/FUL dated 29.8.2013. Whilst the planning consent includes for all three of the next phases the works being offered here are only the actual Water Pasrk building itself.
The Water Park Operator is Alpemare and as with many of these specialist facilities they are a long established European Operator already operating a number of similar facilities and with more under construction. Alpemare shall lease the water park building.
Alpemare naturally wish to be operational well before the start of the 2015 Summer tourist season in Scarborough which begins in May and June and is peaking during the school half term of July and August. We have therefore always envisaged practical completion to occur during March 2015.
Aqua Leisure International (‘Aqua Leisure’) are the Specialist Pool Installation designers and also responsible for carrying out and having carried out the specialist pool installations comprising all plant and equipment, controls and management systems and associated works for the pool water heating and filtration and movement and together with the rides and slides and features and their associated works. A large proportion of the Aqua Leisure installation is imported from the USA through their partners and as such there shall be advance payments for goods off-shore and which are actually in manufacture in the USA, plus issues with exchange rates and suchlike. Therefore all payments to Aqua leisure shall be by the Employer and direct. The Aqua Leisure Contract shall be placed after the Building Contract and given the importance of close co-ordination and liaison between the Contractor and Aqua Leisure then the Contractors team shall also be present at the Pre-Contract Meeting with Aqua Leisure to ensure all salient points are covered and the package of specialist works understood from the outset. Benchmark Leisure is seeking to procure a design and build contractor to be appointed under the JCT Design and Build Contract 2011 Edition and supported by the existing architect and consulting engineer that have secured the planning consent to deliver a new water park and associated works at the North Bay in Scarborough. The liquidated and ascertained damages shall be set at:
— Car Park GBP 3 500 per day,
— Water Park GBP 7 250 per day running concurrently.
The Works shall comprise, foundations, envelope and internal finishing and fixtures and to work alongside the specialist pool equipment suppliers and installers. External works include the external family pool and spa pools.
